Our construction & development management team has completed millions of square feet of projects and transacted on hundreds of millions in transactions in dozens of states. Projects include retail, office, educational, medical, industrial, municipal, heavy civil, recreation, hospitality, multi-family, and single family.

Our staff of degreed professionals have extensive experience in design, construction management, and financing Investment Real Estate. Our Process

Phase 1

Selection of Design & Construction Partners

Ellipsis Management can help select design partners and CMGC firms by assisting in the creation of RFQs, SOlQs, and RFPs, conducting interviews, and negotiating fees.

Our team evaluates model results objectively and provides data to assist in selection, incorporating discussion with the client and procurement policy into both the RFP and interview processes.

Phase 2

Management of Design Timeline

We will create design timelines that include all phases of the design process, including AHJ involvement and entitlement requirements.

Pre-construction and construction timelines will be added to manage project time expectations from design to permits finalization, helping the project start construction on time and maintain understanding of the construction end date.

Phase 3

Management of Design Meetings

Our team will ensure project goals are met by attending every design meeting and providing essential feedback and scrutiny regularly.

We won't simply attend and nod our heads, but engage during meetings and document progress to ensure timelines are met and outcomes are clear.

Phase 4

Management of Budget, GMP, and Bids

We assist with project budget management during design, recommend 3-4 design phase estimates to maintain budget, and participate in final bidding, encouraging multiple qualified bids and requesting coverage reports at multiple points

Phase 5

Contracting & Construction Process

We provide input on contracts, scheduling, and quality control. We suggest a detailed schedule for all major construction milestones, including granular scheduling for critical trades. Our team excels in financial management documentation to prevent financial or time surprises.

We also recommend a monthly review of detailed documentation. We review and suggest a preinstallation meeting program for the CMGC/GC to ensure clear communication.

Phase 6


During closeout, we collect maintenance, warranty information, and training videos to handover to facilities management staff in a digital format, to assist them throughout the facility's life. Projects were completed in various roles at different firms.
